What kind of property do you buy?
Anything that stacks up - from a single flat to a whole portfolio, across central & eastern Scotland. HMOs, family lets, and short-term-let conversions all considered. If the numbers work, we're interested.

Will my tenants need to move out?
No. We take on tenancies in situ - your existing tenants keep their tenancy agreement and just have a new landlord. We'll write to them once we've exchanged so they know what's changing.

How fast can you complete?
Once we've agreed terms, a typical completion takes 4-6 weeks - driven mostly by your solicitor and ours. We don't have a chain, and we don't need a mortgage, so the bottleneck is paperwork rather than finance.

Do I need a solicitor?
Yes - a Scottish-qualified solicitor handles the conveyancing on both sides. We can recommend ones we've worked with if helpful, but you're free to use your own.

Do you take on properties that need work?
Yes we take on kind of property. We've taken on flats that needed full rewires, kitchens, and bathrooms. Price reflects the work - but we'd rather do the refurb ourselves than have you pay for it twice (once in the work, once in agent's fees).
